Fresh vs aged mortgage leads: conversion, cost and which to buy

Real-time mortgage leads, the ones vendors call fresh, are the better buy for a desk that has to win the borrower in a first conversation, and aged leads are worth buying only for a desk with idle calling hours and a dialer already paid for. An aged lead is an enquiry from weeks or months ago, sold again and usually not for the first time: it costs far less, nobody is racing you to the phone, and on a purchase lead the borrower may already have bought a home. The Do Not Call exemption an inquiry creates also runs out, 90 days after it under the FTC rule.

Real-time vs aged mortgage leads, side by side

Real-time and aged mortgage leads differ in one variable, the time since the borrower asked, and that one variable moves the price, the competition, what the borrower remembers and what you may still do with the number. An aged lead is an enquiry from weeks or months ago being sold on again. A real-time one is an enquiry that has just happened, delivered seconds after the borrower submits it, which is what most vendors mean when they say fresh.

Real-time lead Aged lead
What it is An enquiry delivered seconds or minutes after the borrower submits it An enquiry from weeks or months ago, sold again and usually not for the first time
Price per lead Higher: the cost of finding the borrower is recovered on this sale Far lower: that cost was recovered on the first sale
Who else is calling Whoever else bought it, in the same hour, if it was sold to more than one buyer Nobody right now. Earlier buyers called months ago
What the borrower remembers The form they just filled in Often not the enquiry at all
On a purchase lead Still searching for a home May have bought one and left the market
Do Not Call position The consent the borrower just gave, naming whoever it names An inquiry-based exemption ran out after 90 days and was only ever the seller's; the old consent names whoever it named then
Desk it suits A desk that dials within minutes and needs a conversation to land A desk with idle calling hours and a dialer already paid for

On purchase specifically, age does something it does not do on refinance, and that difference is most of the rest of this page.

The case for aged data, made properly

Aged data is the right buy for one specific shape of desk, and the case for it is usually skipped by people who do not sell it, which makes the rest of their argument easy to discount. It is cheapest per lead by a wide margin, nobody is racing you to the phone, and the volume is there this afternoon. So the case goes first, before the trade.

  • Cheapest per lead by a wide margin. Nothing else on the market is close, and the reason is honest: the advertising cost was recovered on the first sale.
  • Nobody is racing you to the phone. Whoever else bought it called months ago.
  • Volume on demand. You can turn the tap on this afternoon.
  • Idle calling hours are free. A desk that measures cost per conversation rather than cost per lead can make aged data work when nothing else pencils.

That last one is the whole case and it is a good one. If you have people sitting with gaps in the day and a dialer already paid for, aged data turns a sunk cost into pipeline. No other route does that.

Why age means something different on purchase

A refinance enquiry from four months ago is a consumer who is still eligible to refinance. The opportunity did not expire, it just went quiet, and a rate move can wake it up.

A purchase enquiry from four months ago is different in kind. The consumer may have bought a house. If they did, they are not a slow lead, they are not a lead at all, and no amount of follow-up changes that. The National Association of Realtors puts the median home search at ten weeks before an offer is accepted, so a purchase file older than roughly one search cycle carries a real chance the person has already left the market.

Source: National Association of Realtors, Profile of Home Buyers and Sellers, on median weeks searched. nar.realtor · This is a market median describing consumers generally, not a measurement of any vendor's aged file.
Age of a purchase enquiry What has most likely changed What still works
Minutes to hours Nothing. They are still in the session that produced the enquiry Everything. This is the only window where a first call is expected rather than explained
Days They have spoken to somebody, possibly several somebodies A real conversation, if you have something to say that the first caller did not
Weeks They are deeper into a search and may have an agent and a lender Second opinion positioning, and rate or programme fit
Months A meaningful share have bought, and most do not recall the enquiry Volume economics on a desk with idle hours, not a targeted approach

The bands above are a description of the mechanism, not a measurement. We have no audited decay curve for purchase leads and neither does anybody else, which is the next section.

The compliance clock that turns cheap data expensive

Age is not only a marketing variable. It is a regulatory one, and this is the part that most often surprises a desk that bought aged data on price alone.

  • The inquiry's own exemption expires. A consumer's inquiry gives the seller they asked an established business relationship, one of the grounds for calling a number on the Do Not Call registry, for 90 days under the Telemarketing Sales Rule and three months under the FCC rule. It is that seller's relationship, not a later buyer's, and an aged file is usually past the window anyway. The two clocks are set out in established business relationship.
  • Scrubbing is continuous, not a one-time check. Under the Telemarketing Sales Rule, the version of the federal Do Not Call registry you scrub against has to be no more than 31 days old at the time of the call. An old file does not come pre-scrubbed for today.
  • Consent names parties. A written agreement permitting calls to a registry listed number has to evidence authorization for calls by or on behalf of a specific party. Ask which parties were named when the consumer originally agreed, and whether you are one of them.
  • A consent certificate has a retention window. If the record behind an old lead was never retained, or was retained late, the evidence may simply not exist any more. Ask whether the record can still be produced before you buy the file, not after a complaint.
Source: 16 CFR 310.2(q)(2), inquiry or application "within the 90 days immediately preceding the date of a telemarketing call", and 47 CFR 64.1200(f)(5), "within the three months immediately preceding the date of the call", both read 15 October 2026 · 16 CFR 310.4(b)(3)(iv) on the 31 day scrub and 310.4(b)(1)(iii)(B)(1) on named parties, Telemarketing Sales Rule. ecfr.gov · Prior express written consent and its required disclosures at 47 CFR 64.1200(f)(9). ecfr.gov

None of that makes aged data unusable. It makes the true price higher than the invoice, and the difference is work rather than money.

What fresh has to mean before it means anything

Fresh is used across a range spanning several orders of magnitude, which makes the adjective close to useless on its own, until a vendor puts a unit of time next to it.

  • Ask in units of time. How long between the consumer pressing submit and the lead arriving in your system.
  • Ask for the median and the tail. A best case is a marketing number. The tail is the one that decides whether your first call lands while the person is still at their desk.
  • Separate freshness from exclusivity. They are different variables. A lead can arrive in one second and still be sitting in three other systems, and a lead sold once can still reach you a day late. Both questions have to be asked.

The direction of the effect has a primary source, even if the curve does not. The survey half of the 2007 Kellogg and MIT lead response management study, 495 responses from companies in more than 40 industries, found qualification rates and close rates fell for every tier of delay before the first call attempt. Its tiers run from minutes to a week, on web leads in general, so it says nothing about a mortgage lead resold months later.

Speed matters most in the window where it compounds with attempt count, and that is a follow-up problem rather than a buying one. We take it apart in how many calls it takes to reach a mortgage lead and in the follow-up schedule.

What we could not source

Three things on this page we could not source to a primary figure, named rather than papered over. Each is a place where we went looking for a measurement, found only material published by somebody selling one side of the answer, and decided to say so instead of borrowing their number.

  • There is no audited decay curve for purchase leads. Every chart we chased showing conversion falling by hour or day was published by a company selling speed, freshness or aged data. We are not adding another one.
  • There is no independent price index by age. The relative ordering here is our read of what gets quoted, not a measurement.
  • The share of aged purchase files where the consumer has already closed is unknown. It is obviously not zero and obviously not one. Nobody publishes it, ourselves included, and we are not going to estimate it in public.

Where we fit, and where we do not

VisionXLab sells real-time leads only, sold once, and no aged data, so read where we fit knowing that. What we sell across purchase, cash-out and the other loan types, and the facts a lending team checks first, are on our mortgage leads page. How our purchase leads are sold, screened and delivered is set out on our purchase lead page.

  • Delivered while the consumer is still on the page. Leads come from our own ads and forms, are checked against our qualification criteria and are routed in real time into your CRM: median under one second, 97 of 100 inside ten seconds.
  • One lead goes to exactly one client. That sentence is the entire meaning of the word exclusive, and it is worth getting in writing from anybody who uses it.
  • Screened against our criteria before it is sent. The criteria are ours, and never lowered for anyone. A lead that misses them is never delivered and never billed.
  • Phone verified on our landing page leads. Scoped deliberately, because that is the lead we push and the one this page is written about.

Where aged data is the better buy, plainly.

  • You have idle calling hours you are already paying for. Buy aged data and work it properly. We will lose that comparison on cost per conversation and we should.
  • You are testing a script or training a new hire. Cheap volume is the right tool for practice, and paying a screened price for practice is waste.
  • Your market is thin and real-time flow is small. Screening removes volume. If your criteria and your geography together produce very little, aged data may be the only way to fill a calendar while the rest builds.

Questions this page answers

Real-time, for a desk that has to win the borrower in a first conversation, because a real-time lead, what most vendors call fresh, reaches you while the borrower still remembers the form and before anybody else has had weeks to call. Aged, for a desk with idle calling hours and a dialer already paid for, because it costs far less and nobody is racing you to the phone. On a purchase lead age matters more than on a refinance, since the borrower may have bought a home in the meantime.

An enquiry that was generated weeks or months ago and is being sold again now, usually at a fraction of the original price and usually not for the first time. The cost of generating it was recovered on the first sale, which is why the resale price can be so low. Aged is a statement about when the consumer raised their hand, not about how they were screened or how many people have it.

For a specific shape of desk, genuinely yes. If you have people with gaps in their day and a dialer you are already paying for, aged data converts an idle hour into a conversation at a cost nothing else matches. The case falls apart on a desk with no spare calling capacity, because then you are paying for volume you cannot work and the arithmetic quietly inverts.

There is no sourced answer and anyone who gives you a decay curve is selling one side of it. What can be said is the mechanism. On purchase, the consumer can leave the market permanently by buying a house, and the National Association of Realtors puts the median search at ten weeks. So a purchase enquiry older than roughly one search cycle has a materially different meaning from a refinance enquiry of the same age, where the consumer is still eligible to act.

Only on a basis that still holds on the day you dial. An inquiry gives the seller the consumer asked an established business relationship for 90 days under the FTC rule and three months under the FCC rule, and it is that seller's relationship, not a later buyer's. Without it, a registered number needs the consumer's signed, written agreement to be called by or on behalf of the seller you call for. Ask who was named in the consent the consumer gave, and when.

Because the expensive part has already been paid for by somebody else. Generating the enquiry cost real advertising money the first time, and every resale after that is close to pure margin for the seller. That is a real advantage being passed to you, not a trick. What you take on in exchange is a consumer whose situation has moved, who may not remember asking, and a compliance clock that has been running the whole time.

Ask for it in units of time rather than as an adjective, because vendors use the word across a range spanning several orders of magnitude. Some mean the consumer is still on the page. Some mean today. Some mean this week. The useful question is how long between the consumer pressing submit and the lead reaching your system, asked as a median and a worst case rather than a best case.

Buying questions rather than research ones are answered on the FAQ, and anything that is not there gets asked on a call.
