HELOC leads: exclusive home equity leads for lending teams

Last updated 15 October 2026

A HELOC lead is a homeowner who asked about borrowing against their home equity without refinancing the first mortgage, through a home equity line of credit or a home equity loan, and agreed to be contacted. VisionXLab generates HELOC leads on its own advertising and landing pages and sells each one once, in real time, into the client's CRM: one lead goes to exactly one client. Teams that buy home equity leads from us get them in real time and 100% exclusive.

Best for multi-state branches, brokerages and lenders with 10 to 500+ loan officers that want 100% exclusive, real-time, pre-qualified purchase, cash-out refinance and HELOC leads, with orders set up per state and per product line across the states they are licensed in. For teams that originate HELOCs or home equity loans, with a dialer and a CRM, sold as a team order.

Step 1 of 4

Are you currently buying any type of leads?

  • 100% exclusive, in writing: one lead goes to exactly one client.
  • Routed in real time into your CRM: median under one second, 97 of 100 inside ten seconds.
  • Signed agreement, no lock-in.

What is a HELOC lead?

A HELOC lead is a homeowner who asked a lender to contact them about a home equity line of credit: a revolving line secured on the home, drawn on as needed, that leaves the existing first mortgage and its rate in place.

Three products sit behind one "home equity" label, and a good lead says which one the homeowner asked for. All three keep the first mortgage.

  • HELOC. An open-end line of credit, drawn as needed, with interest on what is drawn.
  • Home equity loan. A closed-end loan paid out as one lump sum, usually at a fixed rate, with its own payment next to the first mortgage.
  • Second mortgage or piggyback. The lien position both of the above usually take. A piggyback is a second loan taken out together with the first, often at purchase.

Is an equity line a mortgage? It is secured by the home the same way a mortgage is, but it is not a new first mortgage. Federal home equity plan rules apply to open-end credit secured by the consumer's dwelling, at 12 CFR 1026.40.

HELOC leads vs cash-out refinance leads

A HELOC lead and a cash-out refinance lead can come from the same house and the same equity, and they are still different products. The home equity borrower keeps the first mortgage and its rate; the cash-out borrower gives that rate up for a new, larger first mortgage.

HELOC and home equity leads against cash-out refinance leads
What changesHELOC or home equityCash-out refinance
What the homeowner gets A line of credit to draw on (HELOC) or a lump sum (home equity loan). A lump sum at closing.
Lien position Usually a second lien, behind the existing first mortgage. A new first mortgage that pays off the old one.
The current first-mortgage rate Kept. The first mortgage is not touched. Given up. The whole balance moves to a new rate.
Who it tends to suit A homeowner with a first-mortgage rate worth keeping. A homeowner who wants one loan and one payment.
What the form has to ask Keep the first mortgage or not, a line or a lump sum, and the amount. The cash wanted, the current balance and the home value.

A homeowner who asked to keep their first mortgage hears a cash-out pitch as a downgrade, so we sell HELOC leads under their own name. The questions that tell the two apart: where to buy cash-out refinance and home equity leads. The cash-out side: what a cash-out refinance lead is.

Exclusive vs shared HELOC leads

An exclusive HELOC lead reaches one client, and a shared lead reaches several lenders at the same moment. The difference shows up in who calls first, what the homeowner has already heard, and whether the follow-up stays yours.

Exclusive against shared HELOC leads
What changesExclusiveShared
Who receives the lead One client. Nobody else is sold it. Several lenders at the same moment.
Who reaches the homeowner first Your team, with no other buyer of the lead dialing. Whichever buyer dials fastest.
What the homeowner has heard before you call Nothing from another buyer of this lead. Possibly several pitches, some of them for a cash-out refinance.
Follow-up Yours, for as long as your team works it. A race that keeps going after the first call.
What you pay for The only copy of the lead. One buyer carries the cost. A copy of the lead. The cost is split across buyers.

No prices and no contact or conversion rates: those depend on the desk working the lead. The borrower's side: what shared leads do to a borrower. Whether they pay: are shared mortgage leads worth buying.

What "exclusive" means on a HELOC lead

Exclusive describes how we sell a HELOC lead: once, to one client. One lead goes to exactly one client, never resold and never shared, also after the client stops ordering.

What it means

  • We sell each lead once. Nobody else bought it from us, so no other buyer of it is dialing when you call.
  • It is written into Section 2.3 of the agreement every client signs.
  • Inside your account we match on phone number and email with no time limit, so the same homeowner never lands on your desk twice.

What it does not mean

  • Exclusive covers the lead, not the person. Homeowners shop: the same person can ask their own bank or a rate site the same afternoon, and a new inquiry is a new lead.

Section 2.3, quoted: what exclusive means, exactly. How to hold any vendor to the word: how to check a vendor never resells your leads.

Where our HELOC leads come from

We run the advertising ourselves, and the homeowner answers our own form about a home equity line. Every lead is checked against our qualification criteria before delivery, and a lead that misses them is never delivered and never billed.

  1. Our own advertising. Every lead comes from advertising we run ourselves, on our own landing pages and lead forms. We do not buy lists, broker other companies' leads or sell aged data.
  2. The homeowner answers for themselves. What the money is for, the home's value, the current mortgage and the credit range are the homeowner's own answers. Nobody pulls a credit file at this stage.
  3. Phone verified on our landing page leads. How a mortgage lead's phone is verified covers what that check does and does not prove.
  4. Our qualification criteria, before delivery. We set them, they differ by lead type, and you read the HELOC criteria on the call, before your first order.

How a HELOC lead reaches your team

A HELOC lead reaches your CRM in real time, while the homeowner is still at the screen. Our measured delivery is a median under one second, 97 of 100 inside ten seconds, and HELOC leads run through the same delivery system.

Our measurement: first-attempt deliveries into client CRMs over the 30 days to 15 September 2026, across the lead types live then. HELOC launched on 26 September 2026, so it is not in that sample. It times delivery into the CRM, not how fast an officer dials. Method: how fast a lead should reach your CRM.

One onboarding session connects your CRM. The minutes after delivery belong to your team: how fast you should call a new mortgage lead. How long the loan takes after that is the lender's process, not ours.

Why lenders are buying home equity leads in 2026

Federal research found that most active US mortgages carry a rate far below prevailing market rates. For those homeowners a cash-out refinance would move the whole balance to today's rate; a HELOC or a home equity loan lets them borrow against their equity and keep the first mortgage as it is.

The Federal Housing Finance Agency's research on rate lock-in puts it plainly: "In the United States, nearly all 50 million active mortgages have fixed rates, and most have interest rates far below prevailing market rates." A homeowner in that position who needs money for a renovation, debt or a large bill has a reason to ask about home equity before a refinance, and that is the conversation a HELOC lead starts.

What do HELOC leads cost?

We do not publish a lead price. What a HELOC lead costs depends on the billing model, how the lead was generated and screened, and how many lenders buy it. The number that decides whether a source pays is cost per funded loan, measured on your own closings.

  • Per lead, exclusive. One buyer pays for the only copy. Ours: pay per qualified lead.
  • Per lead, shared. One lead sold to several lenders.
  • Aged. Older leads resold as data.
  • Live transfer. A connected call, billed per transfer.
  • Subscription. A monthly fee for a funnel your team works itself.

None of them tells you what a closed loan costs. Divide what you spend on a source by the loans that fund from it. Where the ranges quoted online come from: how much mortgage leads cost. What moves a price: what drives the price of a mortgage lead. The arithmetic: cost per lead against cost per funded loan.

Who HELOC leads suit

Lending teams that originate HELOCs or home equity loans, with a CRM, a dialer and officers who call within minutes. A desk with no second-lien product should not buy them, whatever the price.

A good fit

  • A team with a HELOC or home equity loan product it can quote on the first call.
  • A team whose officers call within minutes and keep following up for weeks.
  • A shop that judges every source on cost per funded loan, over months.

The wrong fit

  • A desk with no second-lien product, which would turn every call into a cash-out pitch.
  • A desk with nobody free to call within minutes of delivery.
  • A desk that wants the phone to ring already connected. That is a live transfer, and we do not sell them.

HELOC leads FAQ

It depends on the billing model, the screening and how many lenders buy the same lead. We quote ours on a call; compare vendors on cost per funded loan, measured on your own closings.

The longer answer

For a team that originates HELOCs, calls within minutes and follows up for weeks, they can be. Test a source on a set number of leads and judge it on funded loans.

The longer answer

Buy the one your desk originates, under its own name. Keeping a low first-mortgage rate is a home equity conversation; one new loan and one payment is a cash-out conversation.

The longer answer

Exclusive: one lead goes to exactly one client, never resold and never shared. It is written into Section 2.3 of the agreement every client signs.

The longer answer

No. We sell real-time leads only, delivered into your CRM the moment the homeowner submits. Aged leads suit a desk with idle calling hours and a dialer it already pays for.

Since 4 March 2026 a bureau may not sell a report off a residential mortgage loan inquiry to a lender with no existing relationship with the borrower, outside narrow exceptions. The Act does not name home equity lines, so ask your counsel before buying a HELOC trigger. A lead from a form the homeowner filled in is not a trigger lead.

The longer answer

TCPA consent given on our form, with a TrustedForm certificate captured on the landing page form and pulled on request. It covers calls and texts, not email.

The longer answer

Within minutes of delivery, while the homeowner still remembers asking.

The longer answer

Usually. On a home with a mortgage, a HELOC sits behind it as a second lien. On a home owned free and clear it can be the first lien.

Three ways, usually together: your own past borrowers who have built equity, your own ads and landing pages, and leads bought from a vendor that generates them. Measure each on cost per funded loan.

The longer answer

Ask in writing how many clients receive the same lead, how consent is captured and proved, who sets the screening criteria, what happens to a lead with a wrong number, and whether the form asked for a line of credit or a new first mortgage.
