Exclusive purchase mortgage leads: one home buyer, one lending team
Last updated 15 October 2026
An exclusive purchase mortgage lead is a home buyer, not a refinance, who asked to be contacted about a mortgage and whose details we sell once: one lead goes to exactly one client. A team that sets out to buy purchase mortgage leads chooses between that model and shared leads, where the same buyer goes to several lenders at once. Ours are real-time exclusive purchase mortgage leads: generated on our own advertising, delivered into your team's CRM the moment the buyer submits, nationwide, and 100% exclusive.
Best for multi-state branches, brokerages and lenders with 10 to 500+ loan officers that want 100% exclusive, real-time, pre-qualified purchase, cash-out refinance and HELOC leads, with orders set up per state and per product line across the states they are licensed in. Your team brings a dialer and a CRM. Purchase leads run nationwide.

What exclusive does and does not mean
Exclusive describes how we sell a lead: once, to one client. One lead goes to exactly one client, and Section 2.3 of the agreement you sign keeps it that way after you stop ordering.
What it means
- We sell each lead once. Never resold, never shared, never sent to a second lender.
- Nobody else bought this lead from us, so no other buyer of it is dialing when you call.
- The follow-up is yours for as long as your team works it.
- Inside your account we match on phone number and email with no time limit, so the same buyer never lands on your desk twice.
What it does not mean
- Exclusive covers the lead, not the person. Home buyers shop: the same person can fill in a form on a list site the same afternoon, and a new inquiry is a new lead.
- It does not make a lead better on its own. It buys your team the first conversation, and the call does the rest.
Any vendor using the word should say it as a sentence you can hold them to. Our checklist for that is how to check a vendor never resells your leads.
Purchase against refinance leads
A purchase lead is somebody buying a home, and a refinance lead already owns one. The purchase file runs on a longer clock, with a home search, a pre-approval and usually a buyer's agent between your first call and the closing.
A refinance enquiry is a decision the homeowner can act on today. A purchase enquiry tends to arrive while the person is still looking at houses. The National Association of Realtors puts the median home search at ten weeks, and ICE Mortgage Technology reported 36.8 days from application to closing on purchase loans in March 2026. The application comes at the end of the search.
Source: National Association of Realtors, Profile of Home Buyers and Sellers, median weeks searched, nar.realtor. ICE Mortgage Technology, March 2026, days from application to closing on purchase loans. Both describe the market, not any vendor's leads, and neither is a promise about a particular file.
- Judge a purchase source over the length of a search. A desk that measures purchase on thirty-day conversion will call a source dead before its first buyer has made an offer.
- Nobody can sell you a pre-approved buyer. A pre-approval is your own decision after you review the file, so a purchase lead is where one starts. Pre-approval leads for loan officers explains the difference.
- Expect an agent in the file. By the time an offer goes in, a buyer's agent usually has a view on whose letter they trust.

How a purchase lead is generated and screened
We run the advertising ourselves, and the home buyer answers our own form. Every lead is checked against our qualification criteria before delivery, and a lead that misses them is never delivered and never billed.
- Our own advertising. Every lead comes from advertising we run ourselves, on our own landing pages and lead forms. We do not buy lists, broker other companies' leads or sell aged data.
- The buyer answers for themselves. Credit range, household income, purchase price, timeline and down payment are the buyer's own answers on our form. Nobody pulls a credit file at this stage.
- Phone verified on our landing page leads. How a mortgage lead's phone is verified covers what that check does and does not prove.
- Our qualification criteria, before delivery. We set them, they differ by lead type, and you read the purchase criteria before your first order. A lead that misses them never reaches your CRM.
What a purchase order segments on
We set where each line sits, and every check reads the buyer's own answers, not a credit pull. No purchase order segments on property type, occupancy, debt-to-income or FHA against conventional.
- State. The buyer's state, in the states your team is licensed in.
- Lead channel. Our landing pages, our lead forms, or both.
- Credit range. The buyer's own range. The whole range has to clear the line, so a range that straddles it does not count.
- Household income. The buyer's own income range, checked the same way.
- Purchase price. The price of the home the buyer is shopping for, as the buyer gave it.
- Buying timeline. How many months out the buyer plans to buy.
- Home search stage. An order can turn away a stage, such as buyers already under contract. A lead whose form never asked it passes.
What screening can and cannot tell you about a buyer: pre-qualified against raw purchase leads. Where else purchase leads come from, and the questions to ask any seller: where to buy purchase mortgage leads.
Delivery into your CRM
A lead reaches your CRM in real time, while the buyer is still at the screen. Across our lead types the median is under one second, 97 of 100 inside ten seconds.
Our measurement: first-attempt deliveries into client CRMs over the 30 days to 15 September 2026, all lead types. It times delivery into the CRM, not how fast an officer dials.
One onboarding session connects your CRM, and leads land there as they come in, nationwide. The minutes after delivery belong to your team: how fast you should call a new mortgage lead.

What a purchase lead carries
Contact
The buyer's answers
One lead goes to exactly one client.
An illustrative lead. The fields and the answer options are the ones our purchase forms ask; the person, the contact details and the answers are fictional. Which fields a lead carries depends on the form the buyer filled in.
Consent, and the trigger-lead ban
The home buyer gives consent on our form before submitting. The proof is a TrustedForm certificate by ActiveProspect, captured on the landing page form and pulled on request. A web-form lead is not a trigger lead, and the 2026 ban does not apply to it.
The consent covers calls and texts about mortgage products from us and from the lending team the lead goes to, including automated dialing and a recorded or AI voice, even if the number is on a Do Not Call list. It does not cover email. The federal rule behind it is the TCPA's prior express written consent requirement, in 47 CFR 64.1200, and what TCPA consent on a mortgage lead is walks through it. The certificate itself is explained under TrustedForm certificate.
Trigger leads are a different thing
A trigger lead was a list a credit bureau sold after a borrower's mortgage credit inquiry, so competing lenders could call somebody who never asked them to. The Homebuyers Privacy Protection Act, H.R. 2808, Public Law 119-36, was approved on 5 September 2025 and took effect on 4 March 2026. It closed that channel to lenders with no existing relationship with the borrower.
A lead from our form starts with the buyer asking to be called, and no credit inquiry is involved. Who may still receive a trigger, and what changed for a branch: the trigger lead ban, 2026.
What purchase leads cost, without a price
We do not publish a lead price. The number that decides whether a source pays is cost per funded loan: what you spend on the source divided by the loans that fund from it.
Lead sellers bill per lead sold to one buyer, per lead shared across buyers, per lead won at auction, per live transfer, or as a monthly fee for a funnel your team runs itself. Each model moves the price per lead, and none of them tells you what a closed loan costs. Ours is the first on that list: pay per qualified lead. The same division applies to any mortgage lender leads or home loan leads you buy, from anybody.
No regulator or independent study publishes what a mortgage lead costs, per lead or per funded loan. Every figure in circulation is a seller's rate card or an average of that seller's own clients, so the figure to compare is cost per funded loan, measured on your own closings. Where the ranges quoted online come from, and how to make two quotes comparable: how much mortgage leads cost.
The arithmetic, worked through: cost per lead against cost per funded loan.
Who exclusive purchase leads suit
Branches, brokerages and lenders with 10 to 500+ loan officers, a dialer and a CRM, that want purchase flow they can raise when they hire.
A good fit
- A branch manager who needs a pipeline ready for the producers they are recruiting.
- A team whose officers call within minutes and keep following up through a ten-week search.
- A shop that measures sources on cost per funded loan, over months.
The wrong fit
- A solo officer testing one lead source. The arithmetic rarely leaves room for it.
- A desk that wants the most conversations for the least spend. Aged data, worked properly, wins that comparison.
- A desk that wants the phone to ring already connected. That is a live transfer, and we do not sell live transfers.

Questions about exclusive purchase leads
We quote a price per lead on a call, sized to the order, and we do not publish one.
Compare vendors on cost per funded loan instead: everything you spend on a source divided by the loans that fund from it.
No. We sell real-time leads only, delivered into your CRM the moment the buyer submits.
Aged data suits a desk with idle calling hours and a dialer it already pays for. It is a different product, and the comparison is worth reading before you choose.
Ask for it in writing, as a sentence: how many clients receive this same lead.
Then ask how consent is captured and how you get the proof, who sets the screening criteria, and what happens to a lead with a wrong number. A vendor who answers all four in writing has measured them.
It works for a desk that calls within minutes, follows up for the length of a home search and judges the source on cost per funded loan.
A desk that calls twice and stops will find every source disappointing, exclusive or shared.
Largely, yes. Since 4 March 2026 the Homebuyers Privacy Protection Act stops credit bureaus selling prescreened lists built from a mortgage credit inquiry to lenders with no existing relationship with the borrower.
A lead from a form the buyer filled in is a different thing: the buyer asked to be called, and no credit inquiry is involved.
