Exclusive Mortgage Leads for Lending Teams

Mortgage leads are people who asked to be contacted about a home loan, sold to the lenders and loan officers who then call them. VisionXLab is a mortgage lead generation company for U.S. lending teams, and our leads are 100% exclusive: one lead goes to exactly one client.

The mortgage lead types we sell

We sell four mortgage lead types: purchase, cash-out refinance, HELOC and DSCR investor. A first order is one type rather than a mix, and DSCR is sold only as a self-serve pack.

Purchase

A home buyer shopping for a mortgage, not a homeowner refinancing.

A team order or a self-serve pack.

Purchase leads →

Cash-out refinance

A homeowner who wants to borrow against equity and take cash.

A team order or a self-serve pack. An order can carry a VA tier.

Cash-out leads →

HELOC

A homeowner who wants a line of credit against equity and keeps the existing first mortgage.

A team order.

HELOC leads →

DSCR investor

A property investor financing against rental income.

Self-serve packs only.

DSCR leads →

Rate-and-term refinance on request, as a custom order.

One type at a time is the only way either of us learns anything clean from a first order. A team adds a second type once it knows what the first one did.

How it works

1

Your order

A team order is set by lead type, state and lead channel. A first order is one type rather than a mix.

2

Generated with consent

Every lead comes from advertising we run ourselves, on our own landing pages and lead forms. The borrower gives consent on our form before submitting.

3

Real-time delivery into your CRM

Every mortgage lead is checked against our qualification criteria before delivery, then pushed into your CRM the moment the borrower submits.

4

Invalid leads replaced at no charge

An exact duplicate in the same order, a missing or non-existent phone number, or a lead outside your licensed states, reported within five business days.

Why lending teams work with us

These are facts a lending team can check before the first call, each on the page linked to it.
Our own lead distribution system

Leads come from our own ads and forms, are checked against our qualification criteria and are routed in real time into your CRM: median under one second, 97 of 100 inside ten seconds. How the delivery time was measured.

100% exclusive, in writing

One lead goes to exactly one client, never resold and never shared. It is Section 2.3 of the Lead Generation Service Agreement every client signs. Section 2.3, quoted.

Invalid leads replaced at no charge

An exact duplicate in the same order, a missing or non-existent phone number, or a lead outside your licensed states is replaced at no charge when you report it within five business days. Section 5 of the agreement. The agreement you sign.

Signed agreement, no lock-in

Stop any re-order at any time before it is charged. We email you at least 5 days before every re-order charge. Section 7 of the agreement. Am I locked in?.

Coverage, set per state and product line

Nationwide for purchase and cash-out refinance. Each order is set up per state and per product line, across the states your team is licensed in, and before you sign we tell you if one of your states is thin. Which states do you cover?.

Questions about buying mortgage leads

It depends on the loan type, how many lenders receive the same lead and how it is billed. We quote a price per lead on a call, sized to the order, and we do not publish one.

Compare sources on cost per funded loan instead: everything you spend on a source divided by the loans that fund from it.

The longer answer

It is for a team that calls within minutes, follows up for weeks and judges each source on cost per funded loan over months.

A desk that calls twice and stops will find every source disappointing, exclusive or shared. Test a new source with a fixed budget and a date to judge it on.

The longer answer

No. We sell real-time leads only, 100% exclusive, delivered into your CRM the moment the borrower submits.

Aged data suits a desk with idle calling hours and a dialer it already pays for. It is a different product, and worth comparing before you choose.

The longer answer

Yes. Buying the lead is not the regulated act. Calling it, texting it and pulling credit on it are, and the consent the borrower gave decides what your team may do.

The longer answer

Largely, yes. Since 4 March 2026 the Homebuyers Privacy Protection Act stops credit bureaus selling prescreened lists built from a mortgage credit inquiry to lenders with no existing relationship with the borrower.

A lead from a form the borrower filled in is a different thing: the borrower asked to be called, and no credit inquiry is involved.

The longer answer

From shared marketplaces and rate tables, exclusive vendors, funnel builders, aged data sellers and live transfer floors.

Our comparison puts fifteen providers and us in one table, with every fact taken from the provider's own pages and dated.

The longer answer

Every question we get asked on a call is on the full FAQ.

Buyer's guide: how to buy mortgage leads

Read the buyer's guide

Mortgage leads are people who asked to be contacted about a home loan, sold to the lenders and loan officers who then call them. Buying them comes down to four choices: the loan type, how many lenders receive the same lead, how the consent was captured, and what a funded loan ends up costing. VisionXLab is a mortgage lead generation company for U.S. lending teams. We sell real-time exclusive mortgage leads, pushed into your CRM the moment the borrower submits, and our leads are 100% exclusive: one lead goes to exactly one client.

Purchase mortgage leads

A purchase mortgage lead is a home buyer, not a homeowner refinancing, who asked to be contacted about a loan for the home they are shopping for. Ours are sold once, checked against our purchase criteria before delivery and sent to your CRM in real time.

Our purchase qualification criteriaSelf-reported by the borrower, our main tier
CriterionMain tier
Credit range640+
Household income$40k+
Purchase price$150k+

Need different criteria? We set up a custom order.

Purchase files run on a longer clock than refinance files. The National Association of Realtors puts the median home search at ten weeks, and ICE Mortgage Technology reported 36.8 days from application to closing on purchase loans in March 2026. A home search, a pre-approval and usually a buyer's agent sit between your first call and the closing, so a purchase source is judged over the length of a search, not over thirty days.

Source: National Association of Realtors, Profile of Home Buyers and Sellers, median weeks searched, nar.realtor. ICE Mortgage Technology, March 2026, days from application to closing on purchase loans. Both describe the market, not any vendor's leads, and neither is a promise about a particular file.

Cash-out refinance leads

A cash-out refinance lead is a homeowner asking to replace an existing mortgage with a larger one and take the difference in cash. The borrower is buying money against equity, not a better rate, so the first call starts from what the cash is for.

On our form the homeowner gives their own estimate of the home's value, their credit range and the cash they want to take out. Those are self-reported answers, and nobody pulls a credit file at this stage. Credit in the 500s is welcome on our cash-out criteria, and because the form asks about military service, a cash-out order can carry a VA tier.

Our cash-out qualification criteriaSelf-reported by the borrower, our main tier

HELOC leads

A HELOC lead is a homeowner asking about a home equity line of credit: a credit line secured on the home that keeps the existing first mortgage, and its rate, in place. We sell HELOC leads as their own product, as a team order.

A cash-out refinance pays off the first mortgage with a larger one and hands the homeowner the difference. A HELOC leaves that mortgage alone and adds a line the homeowner draws on as needed. The two borrowers are asking different questions, so a HELOC lead is sold under its own name and the first call starts from the line, not from a new first mortgage.

How our HELOC leads are sold, generated and delivered, HELOC against cash-out side by side, and what the trigger-lead ban says about home equity: HELOC leads. Why home equity and cash-out refinance are different products, and what to ask a vendor that sells both: where to buy cash-out refinance and home equity leads.

DSCR investor leads, as self-serve packs

A DSCR loan lead is a property investor seeking financing underwritten against the rental income a property produces, not against the borrower's wages. We sell DSCR leads only as self-serve packs, bought without a call, and not as part of a team order.

How the coverage ratio works and why the borrower is an investor rather than a first-time buyer: what a DSCR loan lead is. The source types that sell investor leads: where to buy DSCR loan leads.

What a team order segments on

A team order is set by lead type, state and lead channel, and our qualification criteria for it check the borrower's own answers: credit range, household income, home value, the cash requested, the equity left after it, military service, buying timeline and home search stage. Credit, income and value are self-reported on our form, not a credit bureau pull.

What a VisionXLab team order segments on
SegmentWhat is checkedLead types
Lead type The product the order buys. A first order is one type. All
State The borrower's state, in the states your team is licensed in. All
Lead channel Our landing pages, our lead forms, or both. All
Credit range The borrower's own credit range. The whole range has to clear the line, so a range that straddles it does not count. Purchase, cash-out
Household income The buyer's own income range, checked the same way. Purchase
Home value The homeowner's own estimate of the home's value, or the price of the home the buyer is shopping for. Purchase, cash-out
Cash requested The low end of the cash range the homeowner asked to take out. Cash-out
Equity after the cash Worked out from the homeowner's own value estimate and mortgage balance: enough cash still has to come out under the order's loan-to-value cap. Cash-out
Military service The borrower's own answer. A VA tier takes only a borrower who says they are a veteran, on active duty or a surviving spouse. Cash-out
Buying timeline How many months out the buyer plans to buy. Purchase
Home search stage Where the buyer is in the search. An order can turn away a stage, such as buyers already under contract. A lead whose form never asked it passes. Purchase

We set where each line sits, by lead type, and you read the criteria for your type before your first order. A lead that misses them is never delivered and never billed. HELOC orders segment on state and on the same kinds of self-reported answers, and we do not publish the HELOC criteria.

What no order segments on: property type, occupancy, debt-to-income, FHA against conventional, or ZIP code and county. Some of our forms ask about the property, and the answer reaches your CRM with the lead, but no criterion checks it. What the answers on a lead can and cannot tell you: pre-qualified against raw purchase leads.

What we do not sell

We sell real-time, exclusive form leads and nothing else. No aged leads, no shared leads, no live transfers, no booked appointments, no white-label leads under your brand and no ZIP code or county territories.

  • Aged leads. An enquiry from weeks or months ago, sold on again. It suits a desk with spare calling hours and a dialer it already pays for. Real-time against aged leads.
  • Live transfers. A call already in progress, screened by somebody else's script. What a live transfer lead is.
  • Territories. We deliver by state, in the states your team is licensed in, because a loan originator is licensed state by state. Buying leads by state or ZIP.
  • An FHA against conventional split. Our form does not ask it, so we hold no field to split an order on.

The four routes a mortgage lead can take to a lending desk, each with what it is honestly good for: mortgage lead types compared.

Exclusive against shared mortgage leads

An exclusive mortgage lead reaches one client, and a shared lead reaches several lenders at the same moment. For your officers the difference shows up in who calls first, what the borrower has already heard, and what the first call has to compete on.

Exclusive against shared mortgage leads
What changesExclusiveShared
Who receives the lead One client. Nobody else is sold it. Several lenders at the same moment.
Who reaches the borrower first Your team, with no other buyer of the lead dialing. Whichever buyer dials fastest.
What the borrower has heard before you call Nothing from another buyer of this lead. Possibly several pitches already.
What the first call competes on Fit, advice and follow-up. Rate and answering speed.
Price per lead Higher. One buyer carries the cost. Lower. The cost is split across buyers.
The number to compare Cost per funded loan. Cost per funded loan.

One lead goes to exactly one client. We sell each lead once, never resold and never sent to a second lender, and Section 2.3 of the agreement every client signs keeps it that way after the client stops ordering. Inside your account we also match on phone number and email with no time limit, so the same borrower never lands on your desk twice. What exclusivity buys your team is the first conversation without other buyers of the same lead in it. What it does not mean: exclusive covers the lead, not the person. A borrower can still fill in a form on another site the same afternoon, and a new inquiry is a new lead.

The table carries no contact or conversion rates, ours or anybody's. Whether shared leads can still work for your desk: are shared mortgage leads worth buying. How to hold a vendor to the word: how to check a vendor never resells your leads.

How our mortgage leads are generated

We run the advertising ourselves, and the borrower answers our own form. Every mortgage lead is checked against our qualification criteria before delivery, and a lead that misses them is never delivered and never billed.

  1. Our own advertising. Every lead comes from advertising we run ourselves, on our own landing pages and lead forms. We do not buy lists, broker other companies' leads or sell aged data.
  2. The borrower answers for themselves. Credit range, income and property value are the borrower's own answers on our form, not a credit bureau pull.
  3. Phone verified on our landing page leads. How a mortgage lead's phone is verified covers what that check does and does not prove.
  4. Our qualification criteria, before delivery. We set them, they differ by lead type, and you read them before your first order.
  5. Real-time delivery into your CRM. Across our lead types the median is under one second, 97 of 100 inside ten seconds.

Delivery, our measurement: first-attempt deliveries into client CRMs over the 30 days to 15 September 2026, all lead types live then. It times delivery into the CRM, not how fast an officer dials.

The routes a purchased lead can travel before it reaches you, and what each one predicts about the first call: where mortgage leads come from. The minutes after delivery belong to your team: how fast you should call a new mortgage lead.

How to choose a mortgage lead vendor

Ask every mortgage lead vendor the same questions in writing and compare the answers, not the adjectives. A vendor who answers all of them as sentences you can hold them to has measured them.

  1. How many clients receive this same lead? "Exclusive" should come as a sentence, such as one lead goes to exactly one client. A number in writing beats an adjective on a landing page.
  2. Where does the lead come from? The vendor's own advertising, a network of publishers, or leads bought from somebody else and sold on. Each route changes what the borrower remembers asking for.
  3. How was consent captured, and how do I get the proof? Ask what the borrower agreed to, which sellers it names, and how you pull the proof for one lead when you need it.
  4. Whose criteria screen the lead? Ask for them in writing, by lead type, and ask whether a lead that misses them is billed.
  5. What happens to a lead with a wrong number? Ask what counts as a bad lead and what you get back for one, before the first order rather than after it.
  6. How is it billed, and what is the commitment? Per lead, per auction win, per live transfer or a monthly fee. Ask about minimums, term and how you stop.

Our answers, the same way: one lead goes to exactly one client, our own advertising, a consent certificate pulled on request, our qualification criteria before delivery, and pay per qualified lead under a signed agreement with no lock-in, no retainer and no minimum term.

The same checklist at length: what to look for when buying mortgage leads. What a bad lead is owed: what a lead vendor owes you when a lead is bad. Fifteen providers and us in one table, every fact from the provider's own pages: where to buy mortgage leads, compared.

What mortgage leads cost

We do not publish a lead price, because the price of a mortgage lead moves with the loan type, the exclusivity, the screening and the billing model. The number that decides whether a source pays is cost per funded loan: what you spend on the source divided by the loans that fund from it.

Lead sellers bill per lead sold to one buyer, per lead shared across buyers, per lead won at auction, per live transfer, or as a monthly fee for a funnel your team runs itself. Each model moves the price per lead, and none of them tells you what a closed loan costs. Ours is the first on that list: pay per qualified lead, every order prepaid. The same division works for any mortgage lender leads or leads for home loan enquiries you buy, from anybody, and it is the only way to compare an exclusive quote with a shared one.

Why no honest page prints one price, and the questions that make two quotes comparable: how much mortgage leads cost. The arithmetic, worked through: cost per lead against cost per funded loan. What moves a price up or down: what drives the price of a mortgage lead.

Who our mortgage leads suit

Our mortgage leads are built for branches, brokerages and lenders with 10 to 500+ loan officers, with a CRM, a dialer and officers who call within minutes. A solo loan officer can buy the same exclusive leads as self-serve packs, without a call.

A good fit

  • A team that already buys leads, transfers, mail or ads and wants leads no other lender gets.
  • A branch manager who needs a pipeline ready for the producers they are recruiting.
  • A shop that judges every source of lending leads on cost per funded loan, over months.

The wrong fit

  • A desk that wants the cheapest loan leads at aggregator volume. We compete on funded loans, not on price per lead.
  • A desk that wants the phone to ring already connected. That is a live transfer, and we do not sell them.
  • A team that wants a ZIP code or county to itself. We deliver by state.

What has to be true before a small team buys at all: should a small team buy mortgage leads. How many leads an officer can work: how many mortgage leads per loan officer.

More questions about buying mortgage leads

Is the FCC one-to-one consent rule in effect?

No. The Eleventh Circuit vacated it on 24 January 2025, before it took effect, and the FCC restored the earlier rule text effective 29 August 2025.

Prior express written consent under the TCPA still applies to automated calls and texts, and state law can add its own rules.
