How is a mortgage lead's phone number verified
The four checks that can run on a mortgage lead's phone number before delivery, what each one proves, what none of them proves, and how phone verification differs from a live transfer.
A mortgage lead's phone number is verified before delivery in one of four ways: the borrower types back a one-time code sent by text, a carrier lookup checks that the line exists and what type it is, a call reaches the borrower, or the ad platform's own form runs a code step. Each proves something different, and none of them proves who the borrower is.
The four checks, and what each one proves
The four checks prove different things, and "phone verified" on a vendor's page can mean any of them. The useful question is never whether the phone was verified. It is which check ran, on which lead path, and what happened to a lead that failed it.
| Check | How it works | What it proves | What it misses |
|---|---|---|---|
| One-time code by text | A code goes to the number and the borrower types it back into the form | Somebody held that handset and read the code | Who that person is. Landlines cannot receive the code |
| Carrier or line-type lookup | The number is checked against carrier data without contacting the borrower | The number is valid, and whether it is mobile, landline or VoIP | Whether the person on the form holds that phone |
| Confirmation call | A person or a system calls, or the borrower calls in, before the lead is released | Somebody answered that line and responded | Identity, unless the call asks for it. It also costs time before delivery |
| Ad platform form check | The platform's own lead form sends a code and blocks submission until it is entered | Somebody held the handset. A failed check means no lead is created | Identity, as with any code |
On Facebook and Instagram lead ads, the platform check is an option the advertiser switches on. With it on, a person who cannot enter the code cannot submit the form, a landline cannot pass, and a failed attempt never becomes a lead. A number that passed is not asked again for 90 days.
Source: Meta Business Help Center, "Enable the SMS verification feature to help improve lead quality", read 24 September 2026 at facebook.com/business/help/898260175547909. It states that people "must enter the one-time password and verify successfully in order to submit the form" and that when they cannot, "they won't be considered as a lead".What a verified phone number does not tell you
A verified phone number settles one narrow question, and buyers routinely read it as settling two more. It does not establish that the person holding the phone is the person named on the lead, and it says nothing about whether that person wants a loan. Both are answered on the first call.
Numbers also change hands. A number confirmed today can belong to a new subscriber later, which is why the federal calling rules maintain a reassigned numbers database. The full inventory of what the records behind a lead can and cannot prove is in how do I know a lead is real.
Phone verified, live transfer and appointment are different products
Search results mix three things that are bought and worked differently. A phone-verified lead is a form lead whose number passed a check, delivered as data into your CRM. A live transfer is a call connected to your team while the borrower is still on the line, explained in what is a live transfer mortgage lead. An appointment is a time slot booked on your calendar.
Speed means something different in each. With a verified lead it is how fast the data lands and how fast your team dials. With a live transfer the dial already happened. Compare vendors inside one category, because a price per lead set next to a price per transfer compares two different products.
How phone verification relates to TCPA consent
Verification and consent are separate records, and a lead can carry one without the other. A consent record shows that a session took place on a named page, at a named time, with specific wording on screen. A phone check shows the number was reachable or held. Neither stands in for the other when a call is questioned.
What a consent certificate holds is set out in TrustedForm certificate, and who carries responsibility when a call is challenged is in what is TCPA consent on a mortgage lead.
How our leads are verified
Phone verified on our landing page leads. Leads from Facebook lead forms pass Meta's own one-time code step before the form can be submitted, so a lead that fails it never exists. Every lead arrives marked with the path it came in on, so a buyer can see which check applied to which lead.
What to ask a vendor about phone verification
- Which check runs? A code, a lookup and a call prove different things.
- On which lead paths? A check on one form says nothing about leads from another source.
- What happens when it fails? A lead that is blocked is different from a lead delivered with a flag.
- Can you see it per lead? A general statement on a sales page is not a record on the lead in your CRM.
Questions this page answers
It means the number passed a check before the lead was delivered. Which check matters: a one-time code proves somebody held the handset, a carrier lookup proves the line exists and what type it is, and a call proves somebody answered. Ask the vendor which one ran.
No. A phone-verified lead is a form lead whose number passed a check, delivered as data to your CRM. A live transfer is a phone call connected to your team while the borrower is still on the line. They are priced, worked and measured differently.
Yes. A code confirms that whoever held the handset read it, not who they are. Numbers are also reassigned to new subscribers over time, which is why federal calling rules maintain a reassigned numbers database.
Buying questions rather than research ones are answered on the FAQ, and anything that is not there gets asked on a call.
